Why water damage behaves differently in Central Texas
Waco sits on the Blackland Prairie, where the Bosque River joins the Brazos. The ground underneath is Houston Black clay, and it swells through a wet winter and shrinks back through summer drought every year. Nearly all housing built here since the 1960s is slab-on-grade, so those slabs and the water lines cast into or running beneath them ride that cycle. The failure is frequently under the concrete, where nobody can see it and where the water has nowhere to drain.
The absence of basements changes the rest of it. There is no lower level for water to collect in, so it spreads sideways instead, thin and wide, under carpet padding and vinyl plank and through the base of walls. Rooms that never looked wet routinely turn out to have saturated wall bases. And with no basement for equipment, builders here put air handlers and often water heaters in the attic directly above finished rooms, so an overflow or a tank failure arrives through the ceiling.
The four things that cause most losses here
Slab movement and under-slab plumbing
Expansive clay moving under a slab stresses the plumbing running through it. A slab leak announces itself as a warm patch of floor, a water bill that jumped without explanation, or water heard running with every fixture closed. It is covered on the slab leak damage page.
Hard freezes against Texas construction
Supply piping here runs through unconditioned attics and exterior walls, which is untroubled in an ordinary winter. In February 2021 the Waco area spent roughly 205 consecutive hours below freezing and about a third of households reported burst pipes. Attic lines are the worst case: a failure drains through every room below before anyone reaches a shutoff.
Attic air handler condensate
An evaporator coil pulls a large volume of condensate out of humid Central Texas air for most of the year. When the drain line blocks with algae the secondary pan fills, and water runs across the ceiling below as a stain several rooms from the equipment.
Flash flooding and saturated ground
Central Texas storms put three to five inches down in hours. Saturated clay absorbs almost none of it, so it leaves across the surface, and the Brazos floodplain widens south and east of the city. Slab houses sit close to grade, leaving little margin between water in a yard and water inside.
What happens after the water stops
Removing the water you can see is the beginning rather than the end. Water moves by gravity and capillary action into carpet padding, under vinyl and laminate, through baseboard into wall cavities, and along framing into rooms that were never wet on the surface. A floor that feels dry underfoot can still hold enough moisture in the slab and the flooring above it to keep the structure wet for weeks. Restoration work addresses that hidden portion.
Extraction pulls water from carpet and padding rather than only off the surface. Air movers break the still layer of air against wet materials so moisture can leave them, and dehumidifiers remove that moisture from the air so it does not settle back into dry materials elsewhere. In the well-sealed construction common across newer McLennan County subdivisions that second half matters more, because there is very little natural air exchange to carry moisture out of the building on its own.
Moisture meters and thermal imaging locate water inside walls and beneath flooring, and readings taken across several days confirm whether materials are returning to normal. Concrete and glued-down flooring release moisture slowly, so a slab loss commonly runs longer on equipment than the same volume of water in a house with a wood floor structure. Where material has been saturated too long to dry in place, it is removed instead: carpet padding, the lower band of drywall, wet insulation.
